Florida voters approved Amendment 3 on November 3, 2026. Starting with the 2027 tax bill, it raises the homestead exemption on non-school property taxes. Use this tool to get a rough idea of what it could mean for your home in Homestead.
1. Find your home
Start typing your address and pick it from the list. We'll look up your home's assessed value in public property records.
Your address is not saved or sent to the campaign. Suggestions come from Google Maps, and the value comes from public property data published by Miami-Dade County and the State of Florida.
Use the Assessed Value, not Market Value. You can check or change it on the Property Appraiser site.
2. About you
These flat charges are listed under “Non-Ad Valorem Assessments” on your bill. We filled in the typical 2026 amount for your area. Amendment 3 does not change them.
Your estimate
Before Amendment 3
2027
2028
Homestead exemption (non-school)
School Board taxes
Miami-Dade County taxes
City of Jacksonville taxes (city and county combined)
City of Homestead taxes
State & regional taxes (water management, Children’s Trust, etc.)
All three columns use the same home value and today's 2026 tax rates, so the difference comes from Amendment 3 alone. Your assessed value can still rise each year (up to 3% for a homestead). The real rates for 2027 will be set by the City, County, School Board and other taxing bodies in September 2027 and may go up or down. Paying in November usually earns a 4% discount, which is not shown.
How this estimate works
Non-school exemption. Today a homestead gets up to $51,411 off its value for non-school taxes. Under Amendment 3 that becomes $150,000 in 2027 and $250,000 in 2028, then rises with inflation starting in 2029. The new amount replaces the old one; it is not added on top.
School taxes do not change. School taxes keep the existing $25,000 exemption.
New Floridians. If Florida was not your permanent home by December 31, 2026, the non-school exemption is $50,000 for your first four years, then the full amount.
Save Our Homes still limits how much a homestead's assessed value can rise each year (3% or inflation, whichever is lower). For non-homestead property, the yearly cap on non-school taxes drops from 10% to 5% starting in 2027.
Other exemptions (widow/widower, blind or disabled, disabled veteran, low-income senior) still apply on top of the homestead exemption. Senior exemptions only reduce the taxes of the government that grants them, which is why the county senior exemption does not lower school or water-district taxes. The City of Homestead senior amount is assumed to be $50,000; check your bill. Long-term-resident senior exemptions and other special cases are not included.
Tax rates used (per $1,000 of taxable value) are the final 2026 rates printed on Miami-Dade tax bills: School Board ; Miami-Dade County in the city (County-wide, debt and Fire Rescue) or outside city limits (adds the Unincorporated Area and Library District levies); City of Homestead ; State & regional . Special district assessments some neighborhoods pay (street lights, security guard districts) are not included.
Jacksonville (Duval County) rates from 2026 Duval tax bills: City of Jacksonville ; School Board ; St. Johns River Water Management District and Florida Inland Navigation . Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin have different city rates and are not included. Jacksonville’s senior exemptions reduce only City of Jacksonville taxes.
